Job Description:

Beginning Pay Range: $18.31 – $22.89 per hour

OCCU is looking for an experienced Mortgage Loan Post-Closer to join our high performing team. If you have matching experience and want to work for a dynamic credit union consider applying today! The Mortgage Loan Post-Closer’s primary function is to audit all closed loans to ensure integrity and accuracy of all closed loan documents, meeting regulatory compliance, investor requirements and OCCU Lending Policies. The Post-Closer must utilize extensive knowledge of mortgage loan products, loan documents, loan funding requirements and escrow/title practices, as well as regulatory compliance laws as they apply to mortgage lending transactions to deliver a quality product.

Job Responsibilities:

The essential functions of this position require prioritizing and completing all assigned tasks in a timely and efficient manner, adjusting for changing priorities and availability of resources and demonstrating initiative in identifying additional job-related tasks to be completed when time permits. These duties are a representative example of position expectations. Actual duties assigned may vary and change depending on the business needs of the department and OCCU. 

  • Upload and split the closed loan packages/documents into their respective document placeholders inside Encompass e-folder.
  • Audit closed loan packages to ensure integrity and accuracy of loan documentation, regulatory compliance and adherence to company policy.
  • Ensure data integrity by reviewing loan data in Encompass and creating the UCD and ULDD extracts.
  • Work closely with Disclosure Desk to remedy any disclosure deficiencies, report any uncurable disclosure defects to the Secondary Market and Servicing Supervisor.
  • Effectively communicate with internal staff, loan originators and closing agents to gather the documents and information required to clear any deficiencies prior to the loan being purchased by investors.
  • Closely monitor and track all original Notes, recorded copies of Deeds of Trust and Final Title Insurance policies. Reach out to Escrow/Title whenever needed to follow up.
  • Complete required screens within Encompass to create the shipping extract required by Sub Servicer.
  • Create PDF from the required imaged documents to complete shipping process.
  • Submit required wire transfers for all escrow accounts on sub serviced loan files when applicable.
  • Review warehouse reports daily; satisfy all suspense items quickly and efficiently, to ensure timely investor purchase and boarding of sub-serviced loans.
  • Ship closing documents to our Investors in a timely fashion to comply with lock expiration dates.
  • Assist and resolve Mortgage Servicing inquiries.
  • Oversee loan file storage for all closed loans.
  • Assist the Funders with boarding funded loans into our core operation system.
  • Maintain detailed notes within Encompass conversation log through all loan transactions.
  • Demonstrate excellent attention to detail and ensure priority responsibilities are completed accurately and efficiently.
  • Provide feedback to management on suggested policy changes and/or enhancements.
  • Stay abreast of the current laws and regulations. Attend trainings/seminars as necessary. Complete HMDA information tracking and quarterly reporting requirements.
  • Maintain the highest level of confidentiality regarding all sensitive, confidential and proprietary Credit Union information.
  • Follow all Regulations and Laws, including BSA.

Experience, Knowledge, Skills and Abilities:

Qualified candidates for this position will have relevant education and experience necessary to perform the essential functions and meet the minimum performance expectations for this position with or without an accommodation.

Preferred qualifications for the position include:

  • Two to five years of similar or related experience.
  • Requires a thorough knowledge of mortgage lending products and processes, knowledge of mortgage compliance, fair lending laws and related regulations.
  • Must be able to understand Real Estate Documents and terminology.
  • Knowledge of Conventional loan products, underwriting procedures, creditor financial analysis techniques, investor requirements and escrow/title practices, as well as regulatory compliance laws as they apply to mortgage transactions.
  • Knowledge of TRID, AIR, Regulatory Compliance and legal requirements.
  • Experience using Encompass software program preferred.

Education:

A two-year college degree or the equivalent in mortgage lending experience.

An equivalent combination of experience and education that demonstrates the knowledge, skills and abilities required for the position will be considered in lieu of the outlined requirements.

Work Environment: Office-related work is primarily conducted in a temperature-controlled office environment. Our office spaces include traditional office lighting (including fluorescent lighting), as well as shared office spaces and facilities that result in consistent and frequent noise (moderate and often louder than ambient noise), conversations among employees and/or members, interruptions and other similar distractions. 

Work Hours: This job can typically be done within a Monday through Saturday schedule; however, based on events going on there will be times when evening and weekend work is required with little or no notice.
