The Commercial Business Development Officer proactively seeks opportunities to generate sound commercial real estate (CRE) loans by meeting with members, potential members, brokers, real estate agents and other referral sources primarily away from and outside of OCCU places of business. They provide limited on-going service to members who obtain commercial real estate loans.

Beginning Salary Range: $71,879 – $89,848 per year, plus variable compensation plan

Job Responsibilities:

  • Sell prospects and members on obtaining their commercial real estate loans and other OCCU financial products outside of OCCU’s places of business. Work done at OCCU’s office is incidental and adjunct to such outside sales.
  • Build a network of CRE owners and their advisors in and around the state of Oregon.
  • Initiate discussions with property owners at the time when financing is needed; qualify and follow through on opportunities to agreeable loan terms.
  • Work with the owner, advisors, Business Services and Credit Analyst teams to move loans through to application stage. Step into the process as needed to maintain engagement and progress with all parties.
  • Interview prospective borrowers to uncover needs that lead to taking applications for financing. 
  • Customarily and regularly meet with prospects to sell and gather commercial loan packages outside of OCCU. Contact clients by telephone, mail and e-mail as needed to support in-person contacts.
  • Make in-person calls on real estate agents and brokers, financial advisors, branches and other potential referral sources outside OCCU to develop borrower leads and ultimately, funded loans.
  • Travel to prospective borrower and agent places of business and centers of influence to conduct in person meetings.
  • Create and manage prospecting plan for new business.
  • Create professional financing package proposals to prospective borrowers. 
  • Create and present financing options to clients and prospective members, detailing loan structure, proposed covenants and repayment.
  • Responsible for originating CRE loans by contacting resources outside of OCCU, members or prospective members and by developing and maintaining referral sources, apart from online or internal referrals.
  • Build and manage ongoing call and pipeline reports to VP of Business Services.
  • Collaborate with the Brand & Experience team to develop strategies to support the development of a network of owners and advisors.
  • Effectively manage a highly autonomous schedule to keep CRE loan pipeline full and growing.
  • Apply proven sales abilities to find CRE financing opportunities for OCCU.
  • Pre-screen loan applications to determine acceptable: risk, interest rate spread, fee income, property viability for financing and OCCU and regulatory requirements.
  • Inspect properties: looking for strengths and weaknesses, environmental risk, conditions, etc.
  • Proficient in business financial statement analysis (income statement and balance sheet), cash flow, and business and personal tax returns.
  • Adept at real estate transactions (both owner-occupied and investment property), construction loans, 1031 exchanges, MAI appraisals, title reports and insurance, regulatory requirements, etc.
  • Create and maintain professional working relationships with OCCU teams.
  • Effectively manage timely loan processing.
  • Keep up-to-date on lending requirements, policies and procedures.
  • Perform complex commercial real estate transactions.
  • Perform other duties as required.

Education:

A bachelor’s degree, preferably in a related field or equivalent work experience.
